August in order to allow for the commencement of construction later this
summer. The Royal Manor Information Centre is currently open by ap-
pointment only (see our ad on page 3, in this edition of Escarpment Mag-
azine for contact information) inorder toprepare for the launchof a special

Life Lease explained
- Imagine a communitywith built-in friends and
recreation, a charming bistro to dine in and a bar where you can enjoy a
glass of wine with people your own age before you head home — mere
steps away! — to share a romantic dinner for two prepared just the way
you like it, and delivered right to your door.
Imagine the day after, when you’ll take the elevator down to the fitness
club to work off that wonderful dinner, before relaxing with a good book
by the fire in the nearby heritage lounge. Now that you’ve treated yourself
to theweekly housecleaning service on offer, you finally have time to catch
upon the classics. Later, the driver arrives to take you and your new friends
on a sightseeing excursion.
It’s the kind of fun, easy-living lifestyle you deserve.
And thanks to the Life Lease style of livingon offer at RoyalManor, you can
stop imagining and start enjoying. Not only is this housing option afford-
able, it’s also guilt-free! (More on this later, but here’s a hint: You won’t be
spending your children’s inheritanceby enjoyinga similar lifestyleat a rent-
only retirement residence).
First, let’s look at what Life Lease is and isn’t
Life Leaseprojects such as theoneat RoyalManor are similar toapartment
condominiums in that:
• You purchase your residential suite and have access to communal facili-
ties. Mortgages are available if needed.
• Monthly fees cover such items as cleaning of the common areas, snow
removal, landscaping, exterior window-washing, elevator servicing and
a reserve fund for future capital improvements, like as a new roof.
• You pay your own property taxes and utilities (suites are individually me-
tered).
• Thebuildingwill beprofessionallymanagedby an experiencedproperty
management company.
• When you move, your suite is sold at market value. At Royal Manor, the
Legion will market the unit for you and keep 5 per cent of the sales price
(similar to a real estate commission) to cover its costs and to prepare the
suite for the next purchaser.
