Blue Mountains -
Blue Mountains construction values were at
$41,358+ million at the end of October as compared to $54,273 million
in 2010, however, there are currently 46 projects in various stages of ap-
proval [22 approved] with residential units exceeding 2900. YTD 310 per-
mits have been used for 50 new dwellings with an average value of
$475,000.
There are several projects currently going through the “process” which in-
cludes public meetings to allow the community to respond. Georgian Gate
now called Windfall, a mega six-phase project at the corner of Mountain
Road andOsler Bluff Road with a total area of 54.43 hectares is proposing
for a maximum of 747 residential dwelling units, a community park, com-
mercial uses, a private recreational block, open space and natural environ-
mental areas. This includes 351 detached homes, 258 semi-detached and
36% of the project will be open space. Details can be found on the Blue
Mountains website. TBMCouncil is reviewing the Official Plan, Zoning By-
law Amendments and Draft Plan of Subdivision.
Another public meeting will be held in January for the Telfer Lifestyle Village
on a 10-acre property on Napier Street. The developer is now proposing
a 86-unit adult lifestyle village rather than the previous 97 proposed. Serv-
icing of Georgian Woodlands 101 detached home and 148 multi units
will begin in 2012.
Terrasan has received approval for an Official Plan and Zoning By-law
Amendments. The next step would be for the proponent to file applications
for a master plan development agreement and plan of subdivision, how-
ever, TB planning department has had no response recently.
There are no applications for Wind Turbine projects in The BlueMountains
and the Niagara Escarpment Commission has stipulated they cannot be
on NEC land, a significant section of the municipality’s territory. The town’s
review of a possible solar energy project has concluded that there is insuf-
ficient hydro infrastructure.
Blue Mountains won a Culinary Experience Award from Ontario Tourism
for the Apple Pie Trail event, a huge drawing card for tourists and local resi-
dents . Thirty five vendors participated in this event. The Centurion bike event
attracted 5,000 to the Village at Blue and over 3,000 riders participated.
Meaford -
Meaford’s construction values were down 43% in 2011
[$10,563,600 in 2011 versus $18,486,900 in 2010] with a total of 190
permits issues [262 in 2010], however, new projects such as Meaford
Haven on the west end of Meaford on Highway 26 should elevate 2012
figures. The biggest development in Meaford, the 400 unit residential proj-
ect will include a senior’s home, community centre and commercial compo-
nent. The official plan amendment has been adopted and the draft plan and
zoning report is going to council early 2012. The Meaford Legion devel-
opment has been given the go-ahead by the Legion’s central command
body. The project will provide 50 senior’s apartments ranging from
$139,900 to $210,000 owned by individuals through a life-lease. In ad-
dition to the apartments, the building will include a new Legion clubhouse.
The Gates of Kent townhomes will see another phase registered in Decem-
ber. A potentially huge development, Meaford Highlands Resort, abutting
3rd Line and Highway 26 in is currently in the preconsultation stage.
A shortage of affordable, mid-range family homes inMeaford has become
particularly tough on military families moving to the area. Real Estate agents
and municipal planning officials feel it is essential to convey this to devel-
opers and some of the new developments will relieve this issue.
